Working-at-height access for principal contractors and subcontractors. Apex undertakes the tasks on live construction projects that traditional access — scaffold, MEWPs, mast-climbers — can't reach.

What is rope access construction snagging?

Apex partners with principal contractors and subcontractors on live construction projects to deliver specialist working-at-height tasks where traditional access — scaffold, MEWPs, mast-climbers — isn't a viable solution. Internal atriums and voids, the gap between adjacent buildings, occupied ground floors below working level, river- and canal-side facades with no ground footprint, and short-duration interventions where re-erecting scaffold doesn't add up commercially. Typically these come towards the end of a project, once the external access has been removed.

For principal contractors we close out pre-handover snagging — facade repairs, sealant and gasket defects, glazing snags, signage and finishing items, mastic and sealing on glazing, cladding and expansion joints, post-construction cleaning, and reactive defect remediation after handover. All works are documented in a conclusive report.

For subcontractors we provide rope-access support where your trade — glazing repair, signage installation, MEP penetrations, finishing trades, fire-stopping — needs facade or interior height access that traditional means can't practically deliver. Apex supplies trade-specific, experienced rope-access teams.

How we deliver.

Snagging at height

Closing out the punch-list at height to the principal's snagging schedule — facade fixings, finishing items, signage rectification, general defect closeout. Photographic record of every item, signed off against your schedule.

Mastic & weather sealing

Sealant application and replacement on glazing, cladding panels, expansion joints, parapets and balcony interfaces. Approved products to the architect's specification, with installer certificates.

Glazing & curtain wall snagging

Failed unit replacement, gasket renewal and water-ingress remediation on facade glazing and curtain wall systems. Closed out without re-erecting facade access.

Cladding rectification

Defective fixings, panel-edge work, weather-damage repair and targeted refit on rainscreen, unitised and composite cladding systems — without scaffold or MEWPs.

Post-construction cleaning

Facade, glazing and frame clean-down at the end of a live build, ready for handover. Pure-water systems for streak-free results on glazed elevations.

MEP, finishing & fire-stopping support

High-level MEP penetrations and terminations, finishing-trade support, perimeter and penetration fire-stopping. Apex supplies the rope-access leg; the subcontractor keeps ownership of the trade.

Defect remediation post-handover

Reactive remediation of facade-related defects identified after handover. Sealant failures, fixing loosening, weather damage — closed out without re-erecting access.

FAQs.

What kinds of jobs do you typically pick up for principal contractors?
Pre-handover snagging, mastic and perimeter sealants, post-construction cleaning, defect close-out and any high-level intervention where re-erecting scaffold doesn't make commercial sense. Most engagements come from project managers reviewing the snagging schedule against the access programme.
Do you work for subcontractors as well as principals?
Yes — a significant share of our construction-stage work is direct to subcontractors who need a rope-access component but don't keep that capability in-house. Glazing installers, signage companies, sealant applicators, finishing trades. Apex provides the rope-access leg; you keep ownership of the trade and the relationship with the principal.
Can rope access save us re-erecting scaffold for one job?
Yes — that's the core use case. For most short-duration interventions, rope access is materially cheaper than re-erecting scaffold (no erection bill, no platform hire) and considerably faster — no scaffold programme to wait on. The exceptions are large-volume works like full elevation re-coating, where scaffold may still be the right choice.
Can you cover multi-site programmes across the UK?
Yes — Apex is UK-wide from our Matlock HQ, with rope teams mobilising to any region. For multi-site programmes — national rebrand snagging, portfolio-wide defect closeout, framework call-offs across a hotel or retail estate — we sequence sites against the principal contractor's programme and keep one project manager across the lot, so you're not re-briefing a new local team every visit.
Are your teams CSCS and SSSTS qualified?
Yes — Apex teams hold CSCS cards at the appropriate skill level, with site supervisors carrying SSSTS or SMSTS as required by the principal contractor. We're set up to integrate with any tier-one contractor's site induction and competence-management process.
When is rope access NOT the right call for construction snagging?
Honest answer: a few cases. Full-elevation works that need a stable working platform for cure times or weight (e.g. full re-coating of a tall facade, large-area replating, EOTRS-grade encapsulation) suit scaffold or mast-climbers. Heavy mechanical lifts beyond the LOLER limits of rope-rigged hauling need a crane. And on sites where the principal contractor's RAMS regime requires platform access for the snagging scope as written, it's faster to follow the brief than to push back. We'll tell you up-front during the survey if any of these apply — better that than mobilising teams to a job that should have gone a different way.
