What is rope access window cleaning?

Rope access window cleaning is the cleaning of glazing, curtain walling and glazed facades by IRATA-certified technicians working from engineered twin-rope systems. It is the method of choice wherever water-fed reach poles run out of height, cradles and building maintenance units can't reach the full elevation, and MEWPs are blocked by footprint, ground loading or the surrounding streetscape — typically on high-rise, complex or hard-to-access buildings.

On commercial and high-rise buildings the work covers full-height curtain-wall and glazed-facade cleaning, atria and internal glazing reached by interior abseil, rooflights and skylights, and the recessed or overhanging glazing that fixed access systems leave behind. Cleaning is carried out with pure-water (reverse-osmosis, deionised) systems that dry spot-free without detergents, and can be delivered as a one-off clean or as a planned, scheduled programme agreed with the facilities manager or managing agent.

Beyond routine cleaning, rope access teams handle post-construction "sparkle" and builders' cleans at handover — removing cement splash, plaster, silicone, protective-film residue and stickers — and the removal of mineral deposits, hard-water staining and run-off etching that build up on neglected or recently-scaffolded glazing. The technique keeps the building open and operational throughout, with no scaffold to erect and no permanent obstruction at street level.

Full-height cleaning of glazed towers, curtain walling and structurally-glazed facades where a cradle or BMU can't reach every drop. Rope access covers the gaps fixed systems leave — recesses, returns, soffits and the elevations a building maintenance unit was never designed to serve.

Post-construction sparkle & builders' cleans

Handover-grade glazing cleans for principal contractors and fit-out teams — removing cement splash, plaster, silicone smears, protective-film adhesive and stickers from new glazing so the envelope is presentation-ready for practical completion, on programme and after external access has come down.

Pure-water & reverse-osmosis systems

Spot-free results using deionised, reverse-osmosis pure water — no detergents, no residue, no streaking as the glass dries. Suited to coated and self-cleaning glass where conventional detergents are unsuitable, and to sites where chemical run-off would be a concern.

Atria, rooflights & internal glazing

Internal abseil access to atrium glazing, suspended ceilings, feature glass and rooflights that can't be reached from a ladder or tower. Common in hotels, shopping centres, stations and corporate HQs where the glazed volume is the architectural centrepiece.

Mineral deposit & stain removal

Restorative cleaning of glass disfigured by hard-water scale, mineral run-off, cement bloom or scaffold-debris etching — for managing agents and building owners inheriting neglected or post-works glazing. Restores light transmission without replacing the units where the damage is surface-level.

Why use rope access for window cleaning instead of a cradle or cherry picker?
On tall or complex buildings rope access reaches glazing that fixed systems and MEWPs can't — recesses, returns, soffits and the drops a building maintenance unit was never designed to cover — with no platform to hire or erect. There's nothing to assemble at street level, so a team can be cleaning within minutes of arriving, work an elevation in a single visit and demobilise the same day, which usually works out faster and less disruptive than cradle or cherry-picker access over two storeys.
Is rope access window cleaning safe?
Yes — delivered by IRATA-certified technicians on twin-rope systems, rope access has one of the strongest safety records of any work-at-height technique. Every Apex team works to a project-specific RAMS, with daily pre-task briefings, equipment inspection and exclusion zones agreed with the building manager before work starts.
What is pure-water cleaning and why does it leave no streaks?
Pure-water cleaning uses water passed through reverse-osmosis and deionising filters to strip out the dissolved minerals that cause spotting. Because the water is chemically "hungry" it lifts dirt without detergents and then dries completely clear, leaving no residue or streaking on the glass. It's also the right choice for coated and self-cleaning glass, where conventional detergents can damage the coating.
Can you clean windows while the building stays occupied?
Yes — that's one of the main advantages over scaffolding or cradle hire. There's no scaffold erection and no permanent obstruction at ground level, so works can typically run during normal operating hours with minimal disruption to occupants. We agree access windows, exclusion zones and any out-of-hours requirements with the building manager up front.
Do you offer regular, scheduled window-cleaning contracts?
Yes — alongside one-off cleans we run planned, scheduled programmes for facilities managers and managing agents at agreed frequencies, with the same teams returning each visit and access records kept on file for your compliance audit trail. Can you remove cement, mineral deposits or staining from glass after construction?
Yes — we carry out post-construction sparkle cleans (cement splash, plaster, silicone, protective-film residue, stickers) and restorative removal of hard-water scale, mineral run-off and scaffold-debris etching. Where the disfigurement is surface-level we can usually restore the glass without replacing the units; we'll confirm what's recoverable at survey.
